We provide a very thorough inspection report that is concisely written and easy to understand!

We want you to be informed in your purchase decision. If you would like to attend the inspection and follow along with our inspectors that's great!  We would love to have you there to see how the inspection process works first hand.  Also we don't rush the wrap up at the end of the inspection. We take the time to explain what we found.

I make sure the post tension cables are properly installed and not damaged. Its also important that the forms are level and square. I also check to make sure the plumbing is properly protected,  

Unfortunately I often find that the forms are out of level and sometimes not square.  City inspectors are not required to check that the forms are square and level; I have specialized tools for checking them.

Phase 2 inspections need to be performed just before the brick is installed, before the insulation is installed and especially before drywall in hung.

My focus on structural framing correctness helps prevent future issues that may show up over time. I check for sheathing problems that might cause water intrusion, electrical installation mistakes, HVAC installation problems & a proper plumbing top out.

Phase 3 inspections are typically done two weeks before closing. This gives the builder time to work on the list of deficient items found and also work on the cosmetic items that you find when you do your builder walkthrough. 

How level is the home? Would you like to know? We can provide an elevation survey of the home that details exactly how level the foundation is.

Infrared Cameras

We use an infrared camera to check the electrical panel for any overheating; the HVAC grill to see if you are getting hot and cold air to each room. We also use it on the plumbing system to check for leaks on certain types of shower pans.

I will spend between 2 - 4 hours thoroughly inspecting the property you are considering for purchase. The Sallade's Inspection Services inspect everything from the grade of the yard to the top of the roof and everything in between.  We take a lot of photos and intergrade them into the report to better illustrate the systems being inspected and the deficiencies that we found.
