Its important to inspect a Pre-owned home. What has happened to the home in the last 13 years. Do the appliances still work properly? What condition is the plumbing and HVAC system. Is the roof original? Does the roof need replaced?

Things we check for on a phase 1 inspection

- Is the roof covering properly installed?
- Check the foundation for level
- Check the framing for proper load path and straight walls.
- Check the windows for square and level and proper operation
- Check the plumbing top out for mistakes and improper installation.
- Check the HVAC rough
- Check the electrical rough.
- Check the exterior sheathing for a proper drainage plane
- Phase 3 inspections can save you money. Sure your builder has a 1 year warranty but. If something goes wrong your first year you need to take time off work to meet the warranty manager. The another day or two off work to meet with the repair contractors.
- Getting your home inspected before you close can alleviate some of that lost times and money.
